摘要 无论在西方发达国家还是中国,房地产业都是国民经济的基础性产业、主导性产业和支柱性产业。改革开放以来,我国房地产业以惊人的速度发展,取得了令世人瞩目的成就,但也滋生了许多社会问题和矛盾。时至今日,一线城市的房地产市场已趋近饱和,二线城市正逐渐走上历史的舞台,成为房地产业新一轮发展的主角。与此同时,政府为了遏制房地产业的过快发展,多次制定并出台了调控政策,这些愈发严厉的调控手段给二线城市房地产业腾飞蒙上了一层阴影。本文利用房地产经济学的知识和原理,结合我国二线城市的实际特点,从区位、经济和市场等多个角度分析了二线城市房地产业发展的现状和前景,剖析了产业发展中已经存在的或可能产生的问题和矛盾,并对二线城市房地产业的可持续发展提出了具体的建议。 Real estate industry plays a role as the basic industry, the dominant industry and the pillar industry both in the western developed countries and China. The real estate industry of China has developed at a breathtakng pace and reached remarkable accomplishments since the country's reform and opening up, which also caused many social problems and contradictions. At the present time, the estate market of the first - tier cities is becoming saturated while the second - tier cities are turning into the focal point of the estate market. But the regulatory poli- cies to the market made by the Chinese government are becoming increasingly strict which has clouded the industry' s prospect in the second - tier cities. This paper analyses the current situations, prospects and problems of the second -tier cities' estate industry from multiple perspectives with property economics theories and the cities' fea- tures of the location, economy strength and market factors. Also it offers advices from the perspective of the sustain- able development.
