摘要
把房地产市场划分为消费市场和投资市场 ,利用消费市场中的市场供给量和市场需求量之间的平衡、投资市场中的市场转让价格和开发成本之间的平衡 ,建立房地产市场四象限模型 ,并分别从国民经济增长、房地产信贷和税收、政府部门有关房地产开发政策的限制等方面 ,对影响房地产市场运作的因素进行了分析。
Real estate market is divided into two parts: consumption market and investment market. By the balance between market supply and market demand in consumption market and the balance between sales price and developing cost in investment market, a four quadrant model is founded. The influencing factors that can influence the real estate market are analysed from the view of national economy growth, loan interest and tax, government policy on real estate market developing respectively.
