中国城市工业用地出让价格区域差异性研究 被引量:4

Regional Differences of Urban Industrial Land Price in China and Its Drivers

摘要 本文基于城市经济趋向高质量发展目标和新型城镇化战略实施的现实背景下,在分析中国城市工业用地出让价格形成及其演变进程的基础上,选取全国主要地价监测城市在2008-2017年十年间的工业用地出让价格数据进行分析。研究发现:东部区域的工业用地平均出让价格水平和涨幅高于全国和中西部,中西部区域间出让价格水平和涨幅差异不大;一线城市间工业用地出让价格有显著差异,二线城市出让价格水平和涨幅普遍低于一线城市,二线城市间区域差异十分显著;东部区域城市出让价格水平会高于中西部区域城市,但西部区域城市出让价格涨幅却高于东中部区域城市。最后,研究发现其差异受经济发展水平、土地制度以及城市行政级别与类型等经济和社会因素影响。 Based on the analysis of the evolution of urban industrial land prices in China, data used the Industrial land sales price data for China’s major national land price monitoring cities from 2008 to 2017.This paper finds:The average level and increase rate of industrial land price in the eastern region are higher than the whole country and the central and western regions. But there is little difference in the level and increase rate of price between the central and western regions. The level and increase rate of industrial land price in Shenzhen far exceeds that of the other three cities. At the same time, the level and increase rate in second-tier cities are generally lower than those in first-tier cities.The regional differences between the second-tier cities are very significant. The price level in the eastern region are higher than that in the central and western regions, but the increase rate of price in the western region is higher than that in the eastern and central regions.Hence this study find that the Regional differences of urban industrial land price are influenced by economic development, the land system, and the level and type of urban administration,etc.
