中国城市住房价格过快上涨研究述评

Review of Excessively Rapid Rise in Urban Housing Prices of China

自2006年以来,中国城市住房价格在渐严的政策调控下依然快速上涨,已严重影响了城市居民的基本住房需求及权利保障,进而影响经济社会的持续健康发展。基于城市住房价格上涨主要影响因素、投资(消费)和财富效应、调控政策视角,对已有的相关研究成果加以梳理,探寻其学术研究的进展与不足。

Since 2006, the urban housing price of China has still suffered from excessively rapid rise under gradually strict policy regulation, which has severely influenced the fundamental housing demand and rights guarantee of urban residents, and then impacted the sustainably healthy development of economic society. Based on the major impacting factors of urban housing price rising, investment (consumption) and wealth effect and regulation policy perspective, this paper combs the current researches, and explores the progress and shortage of the scientific research.
