摘要
我国土地有偿使用制度实行了20多年,土地使用权的获得是有价格的交易。本文对土地价格内涵的有关说法进行分析,指出有关说法的不明确性和片面性。并阐述了用新经济学产权理论和供求关系理论能更科学地解释实践中的地价,得出土地价格的本质是土地的某种产权价格,而具体的数量表示受市场供求关系影响的结果。
The onerous using system of land has practiced for more than 20 years in China. Only disbursing the land price, one can obtain the right to land use. This paper discussed the meaning of land price; shortcomings of some theories about land price are pointed out. It is put forward that property right theory and supply-demand theory can explain the meaning of land price. Therefore, Its concluded in this paper: the essence of land price is the price of property right, but the specific dealing price is influenced by supply-demand in market.
