摘要
国内现有住房反向抵押贷款产品定价模型存在两方面不足:一是未考虑土地剩余使用权年限的减少会导致房地产价值降低,二是房地产折旧额的计算中错误地以房地产整体价值而非以建筑物价值为基数.鉴于此,重建了更符合我国实情的住房反向抵押贷款产品定价模型,经过案例测算得出:现有模型的定价结果比新建模型的定价结果约高出17.5%.
There are two shortages in the existing reverse mortgage pricing model in China.Firstly,it fails consider the fact that the residual life reduction of land use right will reduce real estate value.Secondly,the measurement base of real estate depreciation is the overall real estate value rather than the value of buildings, which is wrong.In view of this,this paper reconstructs the reverse mortgage pricing model which is more suitable for the particular conditions of our country.By the example analysis,we ?nd the pricing result of the existing model is about 20% higher than that of the new model.
