居住房屋室内净高差异的营销与价格评估

摘要 在以平面设计为基础的居住空间中,净空高度对其功能效用价值的实现、市场价格的影响尤为重要。文章介绍房地产室内净高缺陷的折价、净高占优的增值的评估方法,对于同类居住房屋,结合营销以已知市价的比较对象整体修正,求取净高差异估价对象的市场价格。 In the living space based on the planar design, the influence of clearance height on the realization of its function utility value and the market price is especially important. The paper introduces the method of the evaluation on the discount price of indoor clear height defects in the real estate and the added value of clear height domination to carry out the overall revision for the similar residential buildings through the comparison objects with known market price in combination with marketing so as to obtain the market price of clear height difference evaluation objects.
