摘要
以深圳市轨道交通沿线用地的综合开发为研究对象,借鉴深圳市轨道交通一期、二期工程在沿线物业的规划、建设和运营等多方面的特色和经验,对已建成的典型实例进行剖析研究,归纳总结轨道沿线用地的综合开发在开发强度、功能配比的一般规律;以正在进行专项研究的深圳市轨道三期工程多处沿线物业开发项目为案例,归纳总结三期工程沿线物业开发在投融资体制、土地政策和规划手段方面的创新,为轨道交通规划与城市土地利用的协调规划以及轨道交通沿线物业用地综合开发提供思路借鉴。
Taking the comprehensive development of the land along rail traffic in Shenzhen City,based on experience of planning,construction and operation of property along the metro line for Shenzhen Metro projects Phase I and II,a typical case study for Shenzhen Metro project phase Ⅲ was carried out,the development intensity,function arrangement of integrated development of the land along rail traffic were summarized. The innovation in investment and financing system,land policy and planning means for property development on the land along the rail traffic of Shenzhen Metro projects Phase III was summarized to provide a reference for the coordination of rail transport planning and city land utilization as well as comprehensive development of the land along rail transport.
