摘要
文中通过对某市三大房地产板块市场状况的分析,分析房地产定价的影响因素,运用评分法对三大房地产板块的26个楼盘进行各因素评分。结合各楼盘的销售均价,分析销售均价与房地产定位的影响因素之间的关系,建立定价模型,并应用定价模型确定NJL房地产项目的销售均价。
Through the analysis of three real estate sections in the city, the article makes an analysis on factors affecting the real estate market positioning, and then scores each factor of the 26 building groups in three real estate sections. Combined with the average selling price of each building groups, the article sets up a pricing model according to the relationship between the average selling price and the factors affecting the real estate positioning. The article draws an conclusion about the average selling price of NJL real estate project by means of the pricing model.
