摘要
旅游综合体是一种结合旅游、地产、娱乐、商业、文化为一体的新型业态,因其是促进现代旅游业发展的重要引擎而发展迅速。本文通过文献综述,阐述了旅游综合体的"土地"、"产业"、"功能"和"运营"等四个要素。并以深圳东部华侨城为例,归纳其旅游综合体开发时序、规划布局和业态分布,分析其开发聚集模式为开发聚集、产品聚集、功能聚集和运营聚集,最终实现企业的放大效应、溢出效应、聚集效应和提升效应等聚集价值。
Tourism Complex is a new type of industry complex with tourism,estate,recreation,business and culture. It has developed rapidly because it is an important engine to promote the development of mode-rn tourism.This paper expounds the four elements include land,industry,function and operation of Tourism Complex. As a case study of OCT East,analyzed it’s development subsequence, planning layout and in-dustrial distribution. Conclude that its development cluster mode was based on development cluster, prod-uct cluster,function cluster and operation cluster. Ultimately achieve it’s value about amplification effect,s-pillover effect,cluster effect and promotion effect.
