摘要
选用Meta回归分析法,定量分析了轨道沿线相关环境性因素和研究方法性因素对土地物业增值估算的影响。结果表明:土地物业类型、离车站距离、交通可达性是影响土地物业价值的主要因素;选用特征价格模型、收集面板或时间序列数据、运用半对数或双对数回归函数进行计算更易得到可靠的增值估算结果。
A Meta-regression analysis was selected to quantitatively analyze the effect of contextual and methodological factors on the estimated land/property values increased along with the rail transit. The results show that the type of property, the distance to rail station and the accessibility of transportation are the three main factors affecting land/property values. At the same time, hedonie price model, collected panel or time-series data, a semi-log or double-log model are selected to obtain more reliable results of estimated increase values.
