绿地对城市居住空间引导效能的定量分析——以南京主城区为例 被引量:8

摘要 采用结构方程模型和GIS空间分析方法,对南京主城区所出让居住用地的绿地环境设施、交通设施、基本生活设施等空间属性进行描述,量化分析绿地对城市居住空间的引导效能。结果表明:绿地环境基础设施,对地价的影响程度相对较小,购物中心、中小学校、医院等基本生活设施对居住用地价格影响突出,其次为公交、地铁交通设施。仅就绿地而言,公共绿地、附属绿地对城市居住空间具有相对较高的影响力,可以此为突破口,逐步加强对城市绿地的建设与潜在价值的挖掘。 Using the structural equation model and GIS spatial analysis method, thespatial attributes of green space environment facilities, transportation facilities, and the basic living facilities by the leasing prices of residentiall and parcels in the central city of Nanjing are described. The green space implicit value is analyzed using structural equation model. The results show that the green space has certain relevance with the price of residential land. However, basic living facilities, primary and secondary schools, hospitals and transport facilities have more obvious relevance with the price of residential land. Public green space and attached green space have significant influence on residential space compared to other green space types. For this reason, it is proposed to strengthen green space construction and use, and make full use of green space.
