长三角地区城市建设用地经济效率及其影响因素

Economic Efficiency of Urban Construction Land and Its Influential Factors in Yangtze River Delta

在探讨土地利用效率及土地利用经济效率的内涵后,利用DEA方法、GIS空间分析和面板数据模型,系统研究了1996—2008年长三角地区城市建设用地经济效率的区域差异和变化特征,检验了经济、城镇化、产业、政府管理等因素对城市建设用地经济效率的影响。结果表明:1长三角地区城市建设用地经济效率具有"南高北低"的特点,多数城市2003年前建设用地经济效率处于上升状态,2003年后出现一定程度下降;21996—2008年长三角地区和江苏区域城市建设用地经济效率差异程度呈增大趋势,2003年之后浙江区域城市建设用地经济效率的差异逐渐缩小,并且长三角地区和浙江区域经济发展的不均衡大于建设用地配置的不均衡;3经济发展水平、人口城镇化和政府影响力能对城市建设用地经济效率产生正向影响,土地城镇化和产业结构产生负向影响,土地城镇化过快是导致城市建设用地经济效率下降的主要原因。

This study first probed into the connotation of land use efficiency and land use economic efficiency, thenanalyzed the differences and changing characteristics of the economic efficiency of urban construction land in Yangtzeriver delta by DEA and GIS spatial analysis methods, and tested some factors which can influence the economicefficiency of urban construction land by panel data model. The results show that： The economic efficiency of urbanconstrtlction land has a ＂South High North＂ feature in Yangtze River Delta, and the economic efficiency change of thecities＇ in Jiangsu part is more obviously than Zhejiang part. In most cities, the economic efficiency of urban constructionland is increasing before 2003. and decreasing after 2003. The regional differences are increasing in the whole YangtzeRiver Delta and Jiangsu region, but the regional differences are decreasing in Zhejiang region after 2003, and thecoefficient of variation also showing that the uneven degree of economic development is greater than construction landconfiguration. The level of economic development, population urbanization and government influence can cause positiveeffects on economic efficiency of urban construction land, land urbanization and industrial structure has a negativeimpact on economic efficiency of urban construction land. And the rapid land urbanization is the main reason to reduceeconomic efficiency of urban construction land.
