中国大中城市房价与工资变动关系的计量研究

Metrical Study on Relationship Between House Prices and Wages in China's Large and Medium- sized Cities

为了研究房价与工资的变动关系,选取中国35个大中城市并分成北部、中南、东部、西部四个区域,建立不同区域的面板数据模型,通过单位根检验、协整检验、建立动态面板固定效应变截距模型。研究表明房价增长速度与工资增长速度存在着正向的增长关系,工资增长速度高于房价增长速度。建议政府在制定收入政策和住房调控政策时,应结合不同区域的情况,制定合适的住房调控政策;提高居民收入水平,缩小不同地区之间的工资差距。

In order to analyze the relationship between housing price and wages, it chose 35 large and medium cit- ies in China which are divided into four regions： north, middle of south, east and west. Respectively, the panel data models are set up. Using the method of panel unit root test and co - integration test, it designed a variable in- tercept model based on dynamic panel fixed effect. It finds that the growth rate of housing price is in direct propor- tion to the growth rate of wages, and rate of wage increase is higher than that of housing price. When the govern- ment is formulating the income policy and housing regulatory policy, it should pay much attention to the regional differences.
