城市土地资源集约利用与环境评价的研究——以哈尔滨市为例

土地集约利用,是指在单位土地面积上合理增加物质和劳动投入,以提高土地收益的经营方式。土地集约利用带有一定的时代特点。工业化初期,人类很少考虑社会效益和生态效益,而是将注意力放在土地利用的经济效益上,追求土地的建筑密度和容积率成为城镇土地利用方面唯一的准绳。后工业化时代的今天,土地利用的目标不再是经济效益至上,建筑密度和容积率也不再是人们追求的惟一目标。对哈尔滨土地集约利用情况进行分析评价,探讨哈尔滨目前土地利用的问题。

Intensive utilization of land refers to reasonable increase of material and labor input in a unit of land in order to improve the operation mode of land revenue.Intensive utilization in different eras has various characteristics.In early stage of industrialization,human rarely considers social and ecological benefits,but focus on the economic benefits of land use.The pursuit of building density and plot ratio of the land becomes the only criterion in urban land unitization.In post-industrial era,the goal of economic benefit is no longer supreme and building density and plot ratio are also no longer the only targets.This paper tries to analyze the daily land intensive utilization status of Harbin City to solve the land use problems.
