摘要 我国房地产市场在实行了多年政府宏观调控后,房地产价格特别是关系人们基本生活需要的住宅类商品房价格依然持续走高。导致中国房地产市场迷局和房价居高不下的根本原因和症结存在着诸多因素,单纯依靠政府行政性手段不足以标本兼治,需要在市场机制主导下通过多种系统性配套措施的改革和完善加以解决。文章从理论、体制、社会、地理环境等几个层面对此问题予以探讨,以期找出更深次层的原因,并试图提出根本解决办法以为我国房地产市场的健康良性发展提供有益的帮助。 After the government' macroeconomic regulation and control real estate prices continuously practicing for many years, real estate prices especially residential house prices relating to basic life need of ordinary people Chinese real estate market are still rising. There are many factors on puzzle of China's real estate market , the root cause of the high house prices and the Crux of the problem. Just relying on government administrative means can't completely solve the problem. It need a variety of the systemic reform and perfection of supporting measures dominated under market mechanism . This article discusses this problem from the theory, system, society , geographical environment and so on, in order to provide some useful help by finding out the deeper reason and trying to give the fundamental solution to healthy and benign devel- opment of China's real estate market.
