基于ArcGIS的住宅用地基准地价空间变化分析——以鄂州市城区为例 被引量:3

摘要 借助ArcGIS 9.3生成地价空间变化图,分析2008年和2013年鄂州市城区住宅用地基准地价空间变化规律;选取16个指标提取主成分因子,探讨其空间变化影响因素.研究结果表明:基准地价空间变化总体遵循由中心向外围增长幅度逐渐减小的趋势,基准地价增长幅度最大值为1315元/m2,最小值为186元/m2,与级别变化成正相关;沿湖、沿江区域平均涨幅在1000元/m2以上,明显高于其他区域;西部涨幅集中在300~600元/m2,东部涨幅集中在300元/m2以下,西部涨幅高于东部涨幅.影响鄂州市城区住宅用地基准地价空间变化的主要因素是社会经济发展、城市规划、城市基础设施完善程度及交通便利程度的综合水平和环境质量,与空间分析相吻合. Based on the ArcGIS9.3 software platform,we mapped land price spatial variation,and summarized the space change rule of the Benchmark Price of the Residential Land for Ezhou City in 2008 and in 2013. Selected 16 indicators by the principal component analysis to extract the principal component factor, discussed the influence factors of residential land space changes. The results show that the benchmark price of the residential land in the urban area of Ezhou City overall follow growth rate decreases gradually from the center to the periphery,a maximum standard land price growth of 1 315 yuan/m2,a minimum of 186 yuan/m2, and its level change into positive correlation. Lake,coastal area average rise above 1 000 yuan/m2,significantly higher than other area;Much of the western area to rise in 300 600 yuan/m2,while most concentrated in the eastern area below 300 yuan/m2,western area rose higher than the east area. The main factors affecting the change of land price in urban residential space in Ezhou city are the comprehensive level of the social and economic development and the city planning,city infrastructure or improve,and environmental quality of the city. The result is consistent with the results of spatial analysis.
