摘要
文章利用DEA方法,并引入土地购置费用这一指标,对2005-2012年我国31省区市的房地产行业效率进行了实证研究,并计算出效率前沿面及土地购置费用的节约空间。结果表明,我国房地产行业整体纯技术效率水平较低,导致综合技术效率水平较低,土地购置费用的冗余度较高,有较大的节省空间。
By using the DEA method and introducing the index of land acquisition costs, this paper makes an em- pirical study on the real estate industry efficiency of Chinese 31 provinces, autonomous regions and municipalities during from 2005 to 2012, and calculates the efficiency frontier and the saving room of land acquisition costs. The resuhs show that the overall pure technical efficiency of Chinese real estate industry is relatively low, which re- suhs in the lower level of comprehensive technical efficiency and the higher redundancy of land acquisition costs, therefore, there is still a larger room to reduce the costs.
