住宅小区物业管理的难题及对策——以长沙市岳麓区为例

Difficult Problems and Countermeasures of Property Management in Residential District——Take YueLu District of ChangSha for Example

在快速发展的房地产业的带动下,作为房地产商品的售后服务——物业管理,呈现出广阔的发展前景,带来了巨大的经济、社会、环境效益,但也伴随着一系列难题和矛盾的出现,这些问题制约着物业管理的发展,也阻碍了经济社会的进步。本文基于业主满意度调查和物业服务企业情况调查对长沙市岳麓区住宅小区进行调查研究,总结当前物业管理发展过程中的瓶颈障碍,并结合当前实际提出解决这些难题的对策建议,以促进物业管理健康、持续、有序发展。

With the rapid development of real estate, property management, as the after-sale service of real estate commodity, is showing a broad prospect and bringing significant economic, social, environmental benefits. But there are a series of problems and contradictions which constraint the development of property management and hinder the progress of economy and society. Based on survey of owners satisfaction and property management enterprises, this paper investigated and studied residential communities of YueLu district in ChangSha. It summarized the bottlenecks and impediments in the development. In order to promote the property management developing more healthy, continuously, and orderly, this paper put forward the solutions and suggestions of these difficult problems based on current situation.
