摘要
房地产中介行业的发展贯穿在房地产业经济运行的全过程,为房地产业的生产、流通和消费提供多元化的中介服务,在房地产业中起着重要的作用。本文采用Arc GIS空间分析技术和SPSS统计分析软件对2008年我国房地产中介行业的空间格局特征及其影响因素进行分析研究。研究认为:我国房地产中介企业空间分布"T字型"结构明显,东部沿海地区发展最好;房地产中介规模小,且私营企业占绝对比重;房地产中介发展水平"东高西低"特征明显;房地产中介业务类型空间格局差异较大,房屋代理销售与出租成交合同数地区空间分布同样呈"自东向西"逐渐递减。代表区域社会消费潜力的金融机构人民币存款、代表房地产业发展规模的房地产业增加值与房地产中介行业发展相关性最大,年末常住人口、就业人员和城市人口密度与其相关性较小。
The development of the real estate industry spreads throughout the whole process of economic operation of the real estate industry, which provides a wide range of intermediary services for the real estate industry production, circulation and consumption. GIS spatial analytical techniques and SPSS statistical analysis software are adopted in this paper to analyze the spatial pattern of China's real estate industry in 2008 and its influencing factors. Studies suggest that: (1) the spatial distribution of China's real estate mainly presents "T-shaped" structure significantly. The development of the eastern coastal region is relatively good. Our real estate enterprises are small, and private sector accounted for absolute proportion. (2)Regional differences exist in real estate main business income, "from east to west" decreasing pattern becomes more apparent. (3)Regional differences also exist in the real estate business type spatial pattern. The spatial distribution of housing sales agent and rent traded contract number was also "from east to west," and gradually decreasing. (4)Basically, the influencing factors indexes are significantly correlated with the real estate industry distribution, financial institutions RMB deposit and real estate added value, followed by residential land, etc., the end of the resident population, employment and urban population density.
