摘要
随着城市轨道交通的建设,其地下空间的商业开发经营日益增强。城市轨道作为重要的客流集散地,地下商业价值日渐提升,促进区域范围内的商业开发及资源整合。在阐述城市轨道交通地下商业经营模式分类及其特征的基础上,分析不同模式的优劣势及国内外不同城市轨道交通地下商业的开发经营现状,针对地下商业开发时序、地下商业定位、租赁市场反馈信息、商业经营管理能力4个方面,提出城市轨道交通地下商业经营模式的选择策略。
Following with construction of urban rail transit, the business development and operation of other underground space are growing. Urban rail, as an important passenger flow distribution, has an increasing value of underground business, which promotes the regional business development and source integration. Based on expounding the categories and characteristics of underground business operation modes of urban rail transit, this paper analyzes advantages and disadvantages of different modes as well as the development and operation status of underground business of different cities' urban rail transit at home and abroad. Targeting with 4 aspects including development time sequence of underground business, position of underground business, feedback information of leasing market and management capacity of business operation, the paper puts forward the selection strategies of underground business operation modes of urban rail transit.
