城市地铁商铺租金定价方法的优化研究

Study on Optimization of Pricing Method of Rental Shops in Urban Metro

分析基于商铺捕获率的租金定价方法在城市地铁商铺租金定价过程中存在的制约性,建立影响城市地铁商铺租金的微观特征因素指标体系,运用聚类分析法对日有效客流量、商铺捕获率和客单价3个特征因素进行估算,提出城市地铁商铺租金定价优化的商铺捕获率租金定价方法。

This paper analyzes the conditionality of the rental pricing method based on shops capture rate in the pricing process of rental shops in urban metro, establishes the index system of microscopic feature factors influencing the rental shops in urban metro, makes evaluation on 3 feature factors including daily available passenger flow volume, shops capture rate and per customer transaction by using cluster analysis method, and puts forward the optimized rental pricing method of shops capture rate aiming at rental shops pricing in urban metro.
