摘要
近几年来融资租赁行业迅速发展。外资租赁公司、内资试点租赁公司、金融租赁公司数量大幅增加,交易领域扩大,形式不断创新。截至2014年6月,融资租赁行业资产总规模已达2.7万亿。但是,由于"四大支柱"1不甚健全,实践中问题较多。文章论述了房地产融资租赁,阐明了学界的理论争点,并对房地产能否作为租赁财产予以讨论,以期有所裨益。
in recent years, the rapid development of financial leasing industry.Foreign leasing companies, domestic pilot Finance Leasing Company a substantial increase in the amount of rental companies, trading areas,expand,form innovation. As of 2014 June, the total size of the financing lease industry assets reached 2.7 trillion.However, due to the "four pillars" are not perfect,there are many problems in the judicial practice. This article discusses thef inancing lease of real estate, clarifies the theoretical point of dispute in academic circles, and the real estate can be used as a rental property to bed is cussed, so as to benefit.
