以烟台市待开发房地产土地评估项目为例,从运用假设开发法进行土地评估的实际过程入手,将评估中的关键参数进行了分析说明,并对运用假设开发法进行评估的过程中影响评估结果的因素进行探析,为土地评估实践中科学地运用假设开发法提供依据和方法支持。

Taking a real estate project to be developed for the land evaluation in Yantai City as an example, starting with the actual process of the hypothetical development method applied in land evaluation, the key parameters in evaluation and the related factors influencing the evalu- ation results were analyzed and elaborated, which will provide the theoretical foundation and method support for the scientific use of hypothet- ical development method.
