摘要
为保障性住房项目决策者提供参考。以合肥市9个不同区位、类型的保障性住房项目为研究对象,选取品质、区位、交通、配套、环境5个因素,通过建立数据分析模型,采用价值工程和层次分析法,讨论了这些因素对保障性住房项目选址的影响。评价了9个不同项目的选址优劣程度,其中5个项目选址最为合理,2个项目选址较为合理,2个项目选址欠妥。居住成本类因素对保障性住房项目选址的影响明显,居住质量类因素对保障性住房项目选址的影响不明显,建设成本对选址价值有决定性影响。
9 affordable housing projects of different sites and types in Hefei City are taken as subjects.Choosing the five factors of quality,location,traffic,facilities,environment and establishing data analysis model by the method of VE and AHP,the paper discusses the effect of these factors on the location of affordable housing project.Merits and demerits of the 9 projects' locations are evaluated,5 of them being best located,2 better located and the other 2 not so well located.Results show that the effect of cost factors on the location of affordable housing projects is obvious,while the effect of quality factors is not obvious,and the construction cost has a decisive influence on location value.This conclusion can provide reference for decision makers of affordable housing project.
