摘要
收集2011-2013年诸城市住宅用地交易样点及资料,选取Arc GIS作为数据空间分析工具,获得了诸城市市区住宅地价空间分布结构,在Hedonic模型下选取影响住宅地价形成与分布的7种因素结合SPSS软件进行了预测与分析。结果表明,诸城市住宅地价在分布上存在明显的圈层结构且只有一个地价高峰区域;在影响因素上受市区的聚集作用、城市公共设施及基础设施分布的制约较为明显。了解中小城市住宅地价的分布特征,明确住宅地价分布与影响因素之间的关系,对中小城市的城市规划、住宅用地开发及建设、政府合理配置土地资源及市民住房选址都提供了一定的依据与参考。
The research collected residential land transaction samples from 2011 to 2013 in Zhucheng City,and obtained spatial distribution structure of residential land price in downtown area of Zhucheng City by using Arc GIS as data spatial analysis tool. Seven factors influencing residential land price formation and distribution were analyzed and forecasted based on Hedonic model and SPSS. The results showed that residential land price of Zhucheng City had obvious circle structure and had only one price peak area in distribution,the price were obviously restricted by aggregation of urban and distribution of infrastructure. Knowing distribution characters and relationship about residential land price and influencing factors on small-medium cities provides some evidences in city planning,construction of residential land,rational allocation of land resources by government and public housing location.
