乌鲁木齐市居民住房选择行为及其影响因素分析——基于1983份问卷的调查

Residents housing choice behaviors and the influencing factors in Urumqi

以乌鲁木齐主城区居民为研究对象,基于1983份调查问卷,构建了包含居民社会特征、经济特征、文化特征、心理特征四类16个影响因素在内的Logit模型,对民族城市居民住房选择行为及其影响因素进行实证分析,结论如下:1)居民的社会、经济、文化、心理特征是影响其住房选择行为的核心因素,其中年龄、户口、居住时间、家庭收入、宗教信仰、拥有自有住房意愿对住房选择行为影响显著;2)自有住房群体中,处于生命周期中后期居民偏多;家庭收入高、拥有自有住房意愿、非农户口的居民买房的可能性大;居住时间越久,购买住房可能性越大;3)租住群体中,居民家庭收入比较低,居住时间较短,农村户口居民较多;无宗教信仰的居民选择租住的可能性更大;4)住房市场特殊地时空性在多方位、深层次地影响人们的住房选择行为,传统的婚姻状况、教育程度、职业类型等因素对住房选择影响显著作用在变弱。

Taking Urumqi residents as the research object,based on 1983 questionnaires,we constructed a Logit model including social characteristics,economic characteristics,cultural characteristics and the psychological characteristics with 16 influence factors,and analyzed the residents housing choice behaviors and the influencing factors. Conclusions are as follows：（ 1） Social characteristics,economic characteristics,cultural characteristics and psychological characteristics are the key factors,residence time,family income,religious beliefs,intention having their own house have a significant effect on housing choice behavior.（ 2） In the groups that occupied houses,most residents are in the later stages of the life cycle. Those household having high income,having willingness with their own house,non- agricultural residents,and stay longer are more likely to buy house.（ 3） For rental groups,those household income is relatively low,residence time is shorter,with rural residents account,and no religious beliefs are more likely to choose renting.（ 4） The temporal and spatial characteristics of housing market are now multi- faceted and deeply affected on the residents ＇ housing choice behavior. The effect of traditional marital status,education level,occupation type and other factors on housing options are become weaker.
