制约发展绿色建筑的障碍因素研究 被引量:21

摘要 当前环境资源压力日趋沉重,绿色建筑的全面推广势在必行。以泉州市某房地产开发企业为样本,采取专家访谈与文献阅读相结合的方法,从技术、成本、制度、社会四个方面辨识出制约泉州地区发展绿色建筑的17个因素,在企业集团总部和在建项目上展开问卷调查,运用主成分分析法对问卷数据进行分析,提取出6个关键因素。研究显示,要促进绿色建筑的发展需要多方共同努力,包括房地产企业应该建立有效的开发和管理机制,发展绿色建筑的技术支撑体系,加强相关从业人员的培训;而政府需要完善绿色建筑所需的标准体系和配套机制,规范绿色建筑的市场环境,制定绿色建筑的激励政策与监管机制。政府与企业协同努力有助于绿色建筑的发展和推广。 The pressure of current environmental resources increase heavily,promotion of the green building is imperative.Taking a real estate developer in Quanzhou as a sample,taking the way of expert interviews and extensive literature survey,we pointed out the 17 obstacle factors of green building development in Quanzhou region from 4 aspects including technology,cost,institution and society were identified. Questionnaire was investigated in enterprise group headquarters and three projects in construction. Six key factors were extracted by using principal component analysis. The research shows that it needs extensive joint efforts to improve green building development,including that real estate developers should establish effective mechanisms for the development and management of GB,develop GB's technical support system,and strengthen the training of employees; and the government needs to improve the matching mechanisms and related standard systems of GB,standardize GB's market environment and develop incentive policy and meaningful regulatory regimes. Concerted efforts among the government and enterprises will help develop GB in Quanzhou region.
