象山县涉房地产开发纠纷案件的调研

摘要 随着国家房地产政策不断变动,尤其是新"国五条"措施在各省市的具体落实,房价变数未定,房地产领域结构性问题进一步凸显。同时,因部分房地产公司自身内部管理疏漏、外部资金链断裂以及政府各职能部门监管不力,导致象山县涉房地产开发纠纷案件频发,购房者、开发商之间矛盾激化,甚至出现集体上访或诉讼。当前房地产市场处于敏感时期,如何妥善审理房地产调控政策背景下的各类纠纷,成为象山县房地产业亟待解决的重要课题。 With the continuous alteration of real estate policy in China, especially the tully Implement ot "The New Five Policies " in different cities, the housing price is unpredictable. As a result, it's further clear to structural problems in the real estate field. Meanwhile, because of the inner neglectful management of partial real estate companies, the outside capital chain breaking and the poor regulation of the government departments, the disputes concerning real estate development take place frequently. The conflicts between buyers and developers intensified, even appears collective petition and litigation. The current real estate market is in a sensitive period, so it's an essential task for real estate in Xiang Shah to duly handle various disputes under the background of regulatory policy.
