摘要
随着城市职能的转换及产业结构的调整,原有的城市工业布局已经不能满足城市今后发展的需要,工业企业纷纷选择迁移、转职或倒闭,使得城市面临工业用地置换问题。在此背景下,开展对工业用地置换的研究异常重要。基于此,本文在分析与其相关的理论进展的基础上梳理了近年来关于工业用地置换的相关研究,发现:我国对工业区转型的研究较多,而以用地置换为视角的研究成果相对较少。且与西方国家相比,其研究并没有形成系统的理论基础,老工业区转型的理论和模型研究相对匮乏。同时,在工业遗址的开发再利用过程中,对工业区的历史和人文因素关注较少。
The old urban industrial layout already cannot satisfy the needs of the development of city. Industrial enterprises have been transferred or closed down. modern urban planning theory of urban functions partition make the function space develop from mixed urban living and production to separated industrial and other urban functions, forming a concentrated industrial zone in the spatial layout of the city. With the city size from small to large, the "invisible hand" of urban development pushed urban industrial area suburbs farther from the city center. Industrial land is converted to the nature of land for urban development, to solve the ever-increasing functional requirements. Against this background, to carry out the study of industrial land replacement is unusually important.
