摘要
笔者基于2001-2013年我国26个省份的面板数据,构建面板模型检验分析房地产外商直接投资在我国区位分布的影响因素。研究发现,房地产外资倾向于分布在旅游外汇收入高、基础设施建设好、政府干预少、绿化覆盖率高的地区;我国东部地区和中西部地区吸引房地产外资的主要因素存在较大差异,东部地区主要是旅游外汇收入和政府干预程度,而中西部地区则主要是基础设施建设水平和自然环境。
On the basis of the panel data of 26 provinces of our country from 2001 to 2013, the author tested and analyzed the influencing factors in the regional distribution of real estate FDI (foreign direct investment) to China by building the panel model. The study found that, the real estate foreign capital tends to distribute in the regions whose international tourism receipts is high, infrastructure constructions are good, government interventions are not too much and greening rate is high; there are great differences in the main factors of attracting the real estate foreign capital between the eastern region and the central and western regions, and the main factors in the eastern region are the international tourism receipts and the government intervention while that in the central and western regions are the infrastructure construction and natural environment.
