摘要
城市住房投资对住房供给有重要影响,故城市住房投资影响因素的研究有重要意义。本研究首先分析城市住房投资的区域差异性,其次构建面板数据模型分析城市住房投资的影响因素,从全国和区域尺度分别构建滞后一年和两年的住房投资影响因素模型。研究结果发现城市经济规模、人口规模、可达性和住房市场规模对城市住房投资均有显著的影响,并且在时间上存在滞后性、在空间上存在区域差异。研究丰富了城市住房投资影响因素的时空研究,可为住房调控政策的地区差异化策略提供决策支持。
Housing investment is closely related to urban housing supply, so this research is important. Theresearch first analyzes the regional differences of urban housing investment in six regions, followed by thepanel data model to analyze the lagged effect of urban housing investment and regional differences. Theleg models of housing investment influencing factor were constructed at one-year and two years from thenational and regional scale. The results showed that: urban economic scale, population size, accessibilityand housing marketing scale have significant impact on urban housing investment, at the same time, it hasleg effect and regional difference. This research is helpful to enrich the housing investment influencingfactors research from the spatial and temporal perspective, and is helpful to regional different housingpolicy.
