摘要
地铁是一种独立的有轨交通系统,是城市中最为便利的交通工具,地铁的运营大大缩短了市民日常的交通时间、改善了周边的生活配套设施、改变了市民的生活方式,这一系列的便利无疑会对其沿线地区的商品房价格产生重要影响。在分析了南京地铁对浦口区商品房价格影响的基础上,以苏宁天润城为例,进一步说明地铁为浦口商品房市场的发展所带来的新的活力。同时简要分析了地铁的开通所带来的负面影响并提出了相应的对策建议。
The subway is a kind of independent rail transport system,is the most convenient means of transportation in the city, and subway operations greatly shortened the residents daily transportation time,improved the surrounding living facilities,has changed people's way of life,this series of convenience will undoubtedly influence the commercial housing price along the area. Based on the analysis of the Nanjing subway of Pukou district, on the base of commercial housing price, which is modest by Su Ning TianRuncheng as an example, further illustrate the subway for Pukou commercial housing market brought by the development of new energy. At the same time, this paper briefly analyzes the negative influence brought by the metro opened and put forward the corresponding countermeasures and suggestions.
