摘要
选取长沙地铁2号线一期经过的岳麓区部分站点为例,利用SPSS软件进行回归分析,研究了轨道交通对沿线商品住宅价格产生的影响,并进一步分析了商品住宅价格与其距地铁站距离、市中心距离之间的联系,确定了长沙地铁2号线一期对附近商品住宅价格的影响半径.
The author takes the first stage of Changsha Metro Line 2 nearby residential real estate as an ex-ample, makes analysis of the impact of the subway along the residential real estate prices by SPSS software, and the relationship between housing prices and residential real estate distance from the MTR Station,con-firmed the range of the first stage of Changsha Metro Line 2 has influence on the surrounding residential property prices.
