摘要
我国现行房地产价格指数的主要编制方法存在编制方法不科学和数据来源不足两个方面的缺陷。而特征价格法具有如下优势:从编制方法上来讲,具有更加科学的理论;从数据来源上来说,可通过更多渠道去收集,且还可以非常准确;从实践上来讲,国外已从实践上证明了其优越性和准确性。但目前也存在一些局限性和困难,包括:模型方面的不足、应用方面的局限性和人的意愿的发展导致模型具有局限性。
Three typical kinds of methods are introduced for the computation of real estate price indexes in developed countries and their advantages and disadvantages.The shortcomings of current house price index computing methods in China are analyzed, and the feasibility and necessity is discussed for using the Hedonic price method to compute house price index.It is pointed out that the problems and the difficulties need to be overcome.Finally,the author puts forward some suggestions for the improvement of price index computation.
