摘要
中国酒店项目开发与日俱增,在亚太区域内遥遥领先。据相关统计,截至2014年第二季度,整个亚太地区的酒店项目建设为3 674个,仅中国就拥有2 791个,占总数的76%。每一个项目的规模大小和业主方的投资及后期投资回报息息相关,因此,对酒店建设前期的各部分功能区域设计进行合理规划显得至关重要,在酒店建设市场有重大的经济意义。那么,构成酒店的功能分区到底有哪些,如何界定其规模大小?如何考量?论文对这些核心疑问做浅要的分析,可对业主方及业内同行在关键的计算方面起到参考作用。
Development of hotel projects in China is growing rapidly and getting a lead in Asia-Pacific region. Data shows that as of the second quarter of 2014, there are 3,674 hotel projects on going throughout the region, in which China alone owns 2 791 accounting for 76%of the total. Given that each project’s scale has a stake in the owner’s investment and future investment returns, it is crucial to make an adequate design on each function area at the pre-hotel construction stage, and also of great economic significance on hotel development market.What is the composition of the hotel function areas? How to define their scales? In this paper, all these core queries have been analyzed and references on key calculations for owners and peers have been provided.
