摘要
研究经济发展与房价的关系,对促进房地产业与经济协调发展具有重要意义。运用SPSS19.0软件对指标间的相关性进行分析,然后采用Eviews6.0软件对河南省1998—2012年GDP对房价的影响进行分析。结果表明,GDP与房价之间存在长期的协整关系,当GDP增加1%时,房价上涨0.286488%。Granger因果关系检验说明房价和GDP之间存在着双向的因果关系。
Study on the relationship between economic development and house prices is great significance to promote the coordinated development of the real estate industry and economy.Based on SPSS software the correlation of the variables was analyzed, and then the influence of GDP on the prices from 1998 to 2012 in Henan Province was analyzed by Eviews6.0 software.The results show that there is a long-term co-integration relation between GDP and house prices,when GDP increase 1% result in the real estate price increase 0.286488%.There is bidirectional causality between GDP and real estate price according to Granger causality test.
