摘要
通过构建脱钩模型,采用全国层面1991~2012年的数据以及各省域2012年的数据从纵向及横向角度对我国及各省、市、区房地产业与经济增长之间的脱钩关系进行探讨.研究发现,近10多年来,我国国民经济的增长对房地产业的快速发展有着广泛而持久的依赖关系,各省、市、区基本全面处于扩张性负脱钩或弱脱钩状态.如何使经济增长逐步“去房地产化”将是一个重要而严峻的课题.
By constructing a decoupling analysis model, this paper discussed the decoupling relationship between real estate industry and economic growth of China and different provinces from the angle of vertical and horizontal by using data from a 1991- 2012 national level as well as the provinces domain data in 2012. The study found that nearly 10 years, the growth of the national economy has a broad and lasting dependence on the rapid development of real estate industry, provinces, cities and districts fell into expansive either weak decoupling or expansive negative decoupling. How to make economic growth gradually "to the real estate" will be an important and serious issue.
