摘要
针对传统的房地产整体估价系统中的价格关联体系存在矛盾并且受到人为因素影响较大的问题,该文提出了一种基于平差模型的价格体系建立算法。利用平差模型建立价格关联体系,解决了传统方法建立的价格体系的内部矛盾,减弱了房地产估价多因素定量分析过程中的人为因素影响,提高整体估价模型的可靠性。基于房地产实测数据的实验结果表明:利用平差模型建立整体估价的价格关联体系,增强了房地产整体估价体系的适用性,进一步实现房价快速、科学的评估。
Focusing on the problem that traditional price related system of real estate overall valuation has conflicts and is greatly affected by human factors, a new method to construct the price related system using indirect adjustment model was proposed. By using indirect adjustment model, the conflicts of price related system constructed by traditional method was well solved. And the influence on multivariate quanti- tative analysis of real estate valuation process caused by human factors was also reduced, which improved the reliability of real estate overall valuation model. Experimental result based on real estate data indicated that the price related system of real estate overall valuation constructed by adjustment model could improve the applicability of the overall real estate valuation system and make house price valuation faster and more scientific.
