大城市传统保护类街区商业业态五大影响因素研究

Study on Five Influence Factors of Commercial Form of Traditional Block in Big Cities

近年来,传统保护类街区的商业合理利用选择问题备受关注。一些国内大城市中的传统保护类街区在保护更新实践中探索了一些有益的商业利用方式,并对所在城市的旅游发展、文化影响力提升做出了贡献。以北京南锣古巷、上海新天地等6处街区为例,对街区商业业态的特征和其来自5个方面的影响因素进行了分析,认为这些街区的商业利用有赖于其所在城市发达的社会经济基础,同时街区商业业态的形成受到多重因素的共同影响。

Recently, issues on commercial adaptive use of traditional historic areas are attracting more and more attentions. During the practice of preservation and renewal, some traditional historic areas in metropolitan cities have made progress on appropriate commercial adaptive use, promoting tourism development and cultural influence in their cities. Taking six study areas including Nanluo Guxiang area in Beijing and the New World area in Shanghai, this paper will do analysis of their commercial operation characteristics and 5 influencing factors to the commercial operation. It is concluded that the social economic development level plays a key role, while the types of their commercial operation also has been influenced by other multiple factors.
