摘要
房地产用地供应受宏观经济形势影响明显,与房地产市场变化密切相关。2014年,房地产市场趋冷,房地产用地供应下降明显。近10年来的房地产市场变化及房地产用地供应变化情况表明,全国住宅用地供应量总体充足,但在不同城市分化明显,一线城市供地量总体稳中有降,二线和三四线城市供地量总体呈上升趋势,住宅用地紧张与闲置问题并存。促进房地产市场平稳健康发展,需要实施差别化土地供应政策,着力提升土地供应转化为有效住房供给的水平。
Land supply for real estate is obviously affected by the macro-economic situation and closely related to the change of the real estate market. In 2014, China's real estate market showed a declining trend, and the land supply for real estate decreased significantly. The c years show that the supply of residen hanges in the real estate market and land supply for real estate in the last nearly tial land of the whole country is generally adequate, but remarkable differences exist between different cities. The land supply in the first-tier cities is stable with a slight decline, while that in the second- and third-tier cities show an upward trend, with the coexistence of the problems of short residential land and idle land. To promote stable and healthy development of the real estate market, we need to implement differentiated land supply policy and to enhance improvement of the level of transformation from land supply to effective housing supply.
