摘要
随着住房商品化政策的实施,城市居住空间在房价的"过滤"和社会经济差异的"分选"机制作用之下,不同职业背景、收入状况、价值取向的居民在住房选择上趋向于同类相聚,形成一种居住分化甚至相互隔离的状况。从社会—空间视角出发,利用住房数据与问卷调查相结合的方式,对长沙市的居住分异情况进行研究。通过聚类分析将长沙住宅划分成五类,归纳总结其分布和居民特性。以街道为单位从宏观和中观尺度,对各住宅阶层的分异指数进行定量研究,从而得到长沙居住空间分异的特征。最后,通过构建多元排序logistic住宅阶层选择模型,对分异的微观动因——居民的社会属性进行分析。
With the implementation of housing commercialization policy, by the intluences ot housing price illtermg aLlu social economy differentiation sorting, residents from similar backgrounds of occupation, revenue, value orientation, are tending to have the same choice of residential space. This phenomenon leads to the situation of residential redistribution and even isolation. Based on the social-spatial perspective, the author executes the study of residential space differentiation in Changsha by the survey of housing statistics and questionnaire. By clustering analysis, this paper concludes that there are five types of residential space in Changsha. And also it summarizes their distribution and population characteristics respectively. From the macro-scope and mid-scope, taking communities as unit, this paper analyzes quantitatively the index number of residential differentiation for different residential classes. Further, it concludes the characteristics of residential space differentiation in Changsha. Lastly, by building up housing class Multivariate logistic model, it analyzes the micro motive for the residential space differentiation, which is the social character of residents.
