摘要
楼宇经济已经成为我国城市发展中新的经济增长点,在城市土地资源短缺、产业集聚发展的背景下具有重要的研究价值。通过深度访谈、运用扎根理论质性研究方法探究影响天津楼宇经济发展的深层次因素。结果发现,基础设施配建、服务体系建设、政府规划与管理以及人力资源与招商引资这四个主范畴对楼宇经济发展存在显著影响。基础设施配建、服务体系建设是前置因素,政府规划与管理以及人力资源与招商引资是强化驱动因素,但它们影响楼宇经济发展的方式和路径并不一致。在此基础上,构建楼宇经济发展影响因素的理论模型,为政府促进楼宇经济发展提供政策思路和实施路径。
Building economy has become a new economic growth point in Chinals urban development, and has important research value under the background of land resource shortage, industrial agglomeration. This paper introduces in-depth interviews, using grounded theory qualitative research methods to explore affecting factors of Tianjin building economy. The results found that the construction of infrastructure, service system, government planning and management, human resources and investment are the four main categories which have significant impact on the building economy development. The first two are the antecedent factors, and the latter two are driving factors. These factors affect the building of economic development in different mode and path. Based on these analysises, this paper propeses to construct theoretical model of influence factors of the building economy development, and provide policy ideas and implementation path for the government to promote the building economy development.
