摘要
为比较研究不同中介佣金模式对二手房市场效率的影响,该文设计并组织3组二手房交易实验。实验研究结果表明:1)相比于"固定比例"佣金模式,在"固定佣金+超额比例"和"纯超额比例"佣金模式下,中介的积极性提高,二手房的成交价格和成交住房质量均上升,卖方剩余增加,买方剩余与中介剩余下降;2)在"固定比例"佣金模式下,市场效率最高。该文建议,不宜用"固定佣金+超额比例"模式和"纯超额比例"佣金模式替代"固定比例"佣金模式,应在完善"固定比例"佣金模式的同时,探索其他更优的佣金模式。
The effects of different brokerage structures on the secondary housing market efficiency were investigated using three groups of secondary housing trading experiments. The research results indicated that the "fixed brokerage + price excess proportion brokerage structure" and the "price excess proportion brokerage structure" increased broker motivation compared with the "fixed percentage of brokerage structure" with increased sale prices and house quality reduced seller surplus and improved buyer and broker surpluses. The market efficiency was the highest with the "fixed percentage of brokerage structure". Accordingly, the "fixed brokerage + price excess proportion brokerage structure" and the "price excess proportion brokerage structure" should not replace the "fixed percentage of brokerage structure", but an improved "fixed percentage of brokerage structure" should he developed.
