摘要
从地下空间的评估方法的适用性及技术难点出发,借鉴国内外地下空间使用权价格比例评估理论成果,对五种基本估价方法在地下空间使用权价格评估的可能性进行简要分析。在了解盘锦市现实情况、地下空间特点和相关政策法规的基础之上,主要利用收益还原法,对盘锦市单建地下空间、结建商业地下空间和结建停车场地下空间三种形态的地下空间使用权价格比例进行评估,得出地下空间使用权价格比例修正系数,并以盘锦市渤海路地下商业街为例,验证地下空间权价格比例的合理性。
From suitability and technical difficulties of assessment methods about underground space, referencing theoretical results at home and abroad, this paper has a brief analysis to the possibility of five basic methods in the underground space use price evaluation. On the basis of the reality of Panjin City, underground space characteristics and relevant policies and regulations, this paper using the method of income reduction assess three forms of underground space appraisal price about single-build underground space, combine-build commercial underground space, combinebuilt parking lot underground space and get the ratio of floor's utility in underground space finally. The paper take Bohai Road underground commercial street in Panjin as an example to verify the rationality of the proportion.
