摘要 建筑物配建停车库是城市停车设施的主体,提高现有配建停车库利用率与均衡性对缓解中心区停车难具有重要意义。将特征价格模型(HPM)引入静态交通领域,在探讨该模型拓展性与可移植性基础上,首先以建筑物区域位置、建筑物服务用途、车库规模、出入口所在道路等级、停车收费标准、车库周边路内泊位数量为自变量,以单位时段停车库平均利用率为因变量,分别建立线性、半对数、双对数停车库利用率模型。然后应用重庆市解放碑中心区配建停车库数据,分别建立上午、下午、晚间时段中心区配建停车库半对数利用率模型。研究结果表明:影响中心区配建停车库利用率的因素具有一定的动态性,建筑物区域位置、服务用途、停车库周边路内泊位数量为最主要因素,且停车库周边每10个路内泊位会对停车库利用率产生1%-7%的竞争性影响。最后结合模型回归数据,从规划、管理、停车行为等方面提出提高中心区配建停车库利用率与均衡性的措施与建议。 Appertaining parking garage is the main part of urban parking facilities, so enhancing its utilization has great significance for relieving hard-parking in central area. The hedonic price method (HPM) was introduced into static traffic field. Based on exploring the development and portability of this model, regional location and min- istrant intention of building, garage scale, road grade at the entrance and the exit, parking fee standard, curb parking spots around garage were used independent variables, average utilization of parking garage per unit-time was used dependent variable, linear, semi logarithmic and double logarithmic model of parking garage utilization were established. Then, based on garage datum of Jiefangbei CBD in Chongqing, semi logarithmic utilization model of parking garage were established in the morning, afternoon and evening. The results show that: the factors which in- fluence the utilization of parking garage are dynamic. Regional location, ministrant intention of building and curb parking are the main factors, besides, every ten curb parking spots will influence 1% -7% parking garage utiliza- tion. Finally, combined with regression data of the model, some measures and suggestions on how to enhance park- ing garage utilization were proposed in central area.
