摘要
养老地产面临融资困境。构建PFI-REITs融资模式,利用熵值法对随机挑选的"养老地产融资风险因素的调查问卷"结果进行风险分析,结果发现养老地产投资政策变动、通货膨胀、施工技术、各利益相关者的融洽程度以及养老地产市场的需求量和最终使用者的满意度影响较大,应高度重视。
Financing of Endowment Real Estate has become one of the bottleneck for its smooth development. In this paper, we build the endowment estate PFI-REITs (PFI-REITS) financing model, using Entropy value method for questionnaires to Real estate constructors and researchers, found that policy changes in Endowment Real Estate investment, Inflation, Construction technology, the harmonious degree of the stakeholders, the market demand and end users' satisfaction are very important risk factors.
