摘要
本研究拟基于北京市微观住房交易数据采用多重缓冲区方法、特征价格模型及GIS技术探讨离地价地块交易对城市住宅价格的空间影响。实证结果验证了高价地块交易显著提升了周边地区住房价格,且这种影响存在显著的空间递减规律。在控制区位和住宅特性的情况下,高地价地块成交以后,周边9km内住房价格上升6%~25%。实证结果还证实区位条件、住房面积、交易时间、开发商因素对房价的显著影口向。因此,要调控住宅价格,政府进一步规范土地供应与出让制度,推动房地产市场的平稳发展。
Using the house transaction data and multi-buffer method, Hedonic model and GIS technology, the paper explored how the high price land transaction affects Beijing's housing price. The empirical result has confirmed that the "land king" can significantly promote Beijing's estate price and the influence declined with the distance from the trade land increase. When location and house characteristics equal, after high price land was sold out, the house price within neighborhood of nine kilometers will raise 6%-25%. The result also confirmed that location, house area, transaction time and developer factors affect the house price. Therefore, to regulate house price, the government should regulate land supply and transfer institution, and motivate the steady development of estate market.
