摘要
本文使用从网页下载的二手房信息数据探究我国房地产价格的影响因素,研究发现:一是我国东部城市房价的空间集聚效应非常明显,房价呈现出较强的空间上的相关性,中西部城市房价则较弱;二是地区GDP、财政支出等经济因素对房价有显著的正向作用;三是考虑住房自身的因素,房间面积越大,房价越高;另外,房间布局也会影响住房价格,卧室和客厅个数越多则房价越低。
The paper uses the second- hand housing information data which was downloaded from the website to examine the affecting factors in real estate prices of China,our conclusions are as follows: First,the housing spatial agglomeration effect is very obvious and the prices show a strong spatial correlationin eastern region,but the housing prices are weak in western region; Second,the regional GDP,fiscal expenditure and economic factors have a significant positive effect on housing prices; Third,considering the factors of their own housing,the room area is large will increase the housing prices,the layout of room will affect housing prices,the bedroom and living room number will reduce the housing prices.
