高铁站点周边商务空间的影响因素与发展建议——基于沪宁沿线POI数据的实证

INFLUENCING FACTORS AND DEVELOPMENT PROPOSALS OF BUSINESS SPACE AROUND HSR STATION: A CASE STUDY OF CITIES ALONG SHANGHAI-NANJING HSR WITH POI DATA

随着我国高速铁路建设加快,各地争先在铁路站点周边布局商务功能来推动现代服务业的发展,然而其实际发展水平却参差不齐。由于数据的限制,目前对多个站点的系统性比较研究较少,难以深入了解造成这种发展差异的具体因素。本文采用百度地图POI数据,对沪宁沿线28个高铁站点周边商务空间的分布特征及影响因素进行深度描述和空间分析,指出站点周边商务空间受站点自身客流规模结构及站点与城市空间关系的影响,并呈现出不同的分布特征,并非完全遵循土地价值理论的圈层模式。基于此将站点划分为紧邻核心、轴状串联、组团之间、飞地外延四大类,剖析站点周边商务发展影响要素的作用机制,提出了相关发展建议。

Based on the POI data from Baidu map, this paper analyzes the influencing factors of business space around 28 stations along Shanghai- Nanjing HSR, and points out that the business space around HSR stations shows different distribution features under the impact of the scale and the location of the station in city space, which was not completely in accordance with the circle-layer pattern originated from the land value theory. Then it divides the stations into four types： stations close to center, stations linked into axis, stations between city clusters, and stations at the enclave extended area, according to the spatial relationships. In the end, the paper puts forward relevant proposals based on the analysis of the functional mechanism of influencing factors to the business space surrounding HSR stations.
